  •    I am a consultant, developer, owner and operator of a 48 space RV Park. I have built and operated two RV Parks in Oregon and know this business quite well.
The challenge with RV Parks is most are used for long term residents rather than overnighters or weekly guests, of which use is drastically different.
Long term, over 30 day stay, guests are the problem.  People who live in an RV have much different needs and living habits than what an RV Park is designed for. Outside storage of “stuff” becomes the norm, including boxing in under the 5th wheel hitch and soon a large propane tank shows up.  Then you have those with dogs that are tied up outside, pooping, destroying the grass, barking, and just plain scaring away your overnight guests.
I urge everyone to take a serious look at the proposed “residential” use and that is long term use for the company's annual harvest and then their lower paid employees thereafter.
